Ian Usher

I'm a data analyst and real estate operator who turns numbers into decisions. A decade in performance analytics (SQL, Power BI, Google Analytics) runs alongside a decade in the deals: wholesaling since 2015, Marketing Director at a Tampa investment firm, and a Florida real estate license since 2017. I've also worked inside real-estate investor software and lead generation, where I learned how disciplined operators build and qualify a pipeline. I underwrite the way I read data — conservatively, skeptically, and never on a story the spreadsheet won't support.

Floreta Group does one thing well: acquire and operate value-add multifamily, 20–150 units, across the high-growth Southeast. Multifamily rewards operators who stay disciplined on fundamentals — in-place cash flow, real expenses, achievable rents — and that's where an analytical background gives our investors an edge.

We're in our acquisition phase, and I'm candid about it: I'd rather pass on ten deals than force one. Every opportunity is underwritten to conservative, in-place numbers before an investor ever sees it. I built this firm to create durable passive income for my family and a small circle of partners I'd want at my own table — and I treat every dollar accordingly.
